SNC is now claiming that there is a 5-year land supply to strengthen refusals of applications for sites outside development boundaries.

 SNC's refusal of the Burgate Lane, Poringland planning application (165 dwellings) was appealed and is due for hearing at a public equiry starting 4th June.

 The application has been brought back to SNC's Development Management Committee for 24th April, specifically to endorse the refusal and enhance it based on the fresh assessment of land supply, whereby, on the latest basis (issued 12th April 2019 showing the April 2018 situation) for such calculations, both the Greater Norwich Policy Area in general and South Norfolk in particular have land supplies in excess of the threshold of 5 years + a 5% buffer - below that level, objections to planning applications are more difficult to sustain. The figures are 6.63 years (+33%)for the GNPA and 6.04 years (+21%) for SNC. That being so, thers is no reason for land supply issues to prevail over the other reasons for refusal, namely that the site is outside the development boundary, it would result in significant harm to the rural character of the landscape, and would result in loss of hedgerows.

 Years overdue and just before an election where APPARENTLY only local issues count all of a sudden

The cynic in me says this is too much of a coincidence to believe, and  having banged on about this for years with letters to the Ch Exe at SDC and having recieved wooly replies, this is possibly too late for Spooner row ,and definitely for North Suton ( Gonville Hall )

I suspect some other wheeze will emerge shortly to circumvent this as has happened with affordable home provision

That is very good news. That will mean that the planning applications on Station Road and School Lane will be refused and there will be no right to appeal under the 5-year land supply. These sites are outside the development boundary for this village.

If what you say is correct about the affordable homes provision, then the planning changes to the development site on Chapel Road will be halted and the original 13 affordable houses will have to be honoured rather than the reduced number of a miserly 5. So good to see the unpopular affordable homes situation being examined by an independent surveyor who is not impressed.

I share your cynicism, Julian. I hope this time SNC has got its basic 5-year land supply calculations correct as the reason why so many communities within South Norfolk had such large numbers of unwanted developments was that SNC got its numbers totally wrong. People are sick of the years of unwanted developments put upon them and dominated by developers. Let us all hope that SNC has the correct mathematical formula this time to determine its 5-year land supply. It's the very least we should expect from our Tory District Council. I want a change at the District Council as I like many others just do not trust them anymore.

I sadly do not share your optimism re cancellation. There is always the argument that the application was lodged before the 5 year land supply was proven or has already been approved so cannot be revisited

It all depends on the dates.
